Terms, House Rules & Cancellation Policy

These terms apply to all stays at Óbidos House, a holiday home operated under the Portuguese Alojamento Local (Local Lodging) regime. By making a reservation you agree to the booking conditions, cancellation policy and house rules set out below.

Booking & Payment

Reservations

  • Bookings are made through the secure booking widget on this website. The booking is confirmed once you receive a confirmation by email.
  • Minimum stay: 3 nights (longer minimums may apply in peak season).
  • Maximum occupancy: 6 guests. The number of guests stated at booking may not be exceeded.
  • The lead guest must be at least 18 years old and is responsible for all members of the party.

Prices & Payment

  • All prices are per night for the entire property.
  • Prices include water, electricity, gas, WiFi, bed linen, towels, pool towels and final cleaning.
  • Payment terms (deposit and balance) are shown in the booking widget at the time of booking and in your confirmation.
  • A refundable security deposit may be requested and is returned after a satisfactory check of the property following departure.

Municipal Tourist Tax

  • A municipal tourist tax of €1.00 per person, per night applies, in accordance with the rules of the Óbidos municipality.
  • The tourist tax is collected in addition to the accommodation price unless stated otherwise at the time of booking.

Bookings via Online Travel Agencies (OTAs)

Where you book through a third-party platform such as Booking.com, Airbnb or Vrbo, that platform's booking and payment terms apply alongside these house rules. The cancellation terms shown by the platform at the time of booking take precedence over the cancellation policy below.

Cancellation Policy

  • Free cancellation up to 7 days before arrival: cancel at no charge and receive a full refund of any amount paid.
  • Within 7 days of arrival: the full reservation price may be charged.
  • No-show: the full reservation price is charged.

"Days before arrival" are counted up to your scheduled check-in date. To cancel or amend a booking, contact us at info@obidos.house.

Bookings made through an Online Travel Agency (Booking.com, Airbnb, Vrbo, etc.) are subject to that platform's cancellation terms as shown at the time of booking, not the terms above.

We strongly recommend taking out travel insurance to cover unforeseen circumstances.

House Rules

Check-in & Check-out

  • Check-in: between 3:00 PM and 10:00 PM
  • Check-out: by 11:00 AM
  • Early check-in or late check-out may be available upon request
  • A personal welcome and property tour is provided at check-in

General Rules

  • Maximum occupancy: 6 guests
  • No smoking inside the property (outdoor smoking areas available)
  • No pets allowed
  • No parties or events
  • Quiet hours: 10:00 PM to 8:00 AM, out of respect for neighbours
  • Please treat the property with care and respect

Swimming Pool

  • Pool use is at your own risk — no lifeguard on duty
  • Children must be supervised by an adult at all times
  • No glass containers in the pool area
  • Please shower before entering the pool
  • Pool hours: 8:00 AM to 10:00 PM
  • The pool is heated; availability depends on season and weather

Kitchen & BBQ

  • Please leave the kitchen clean after use
  • Dishwasher is available — please use it
  • BBQ charcoal/gas is provided for your first use
  • Please clean the BBQ after use

Parking & EV Charging

  • Free private parking is available on the property
  • EV charging point available (Type 2 connector)
  • Please inform us in advance if you plan to charge an EV

Departure

  • Please leave the property in a reasonable state
  • Load and start the dishwasher
  • Take out any rubbish to the bins provided
  • Close all windows and doors
  • Leave keys as instructed during check-in

Complaints — Livro de Reclamações

As required for establishments operating under the Portuguese Alojamento Local regime, a physical complaints book (Livro de Reclamações) is available at the establishment on request.

An electronic complaints book is also available. You may submit a complaint online at https://www.livroreclamacoes.pt/.

The operator responds to electronic complaints within 15 business days of receipt.

Alternative Dispute Resolution

In the event of a consumer dispute, you may turn to a certified Portuguese alternative dispute resolution (RAL) entity. The list of certified entities is available at https://www.consumidor.gov.pt.

Consumers resident in the European Union may also use the EU Online Dispute Resolution (ODR) platform at https://ec.europa.eu/consumers/odr.
